The application process is easy! 1) Select a floor plan and check availability online or with the leasing office. 2) Schedule a tour. 3) Submit a rental application online or in person, including personal, employment, and financial information. 4) The leasing team reviews your application, conducts background and credit checks, and confirms eligibility. 5) Upon approval, sign your lease, pay deposits, and schedule your move-in date. 6) The leasing office will provide information about utilities, parking, and pet policies.

We offer flexible lease terms to fit your lifestyle. Common options include 12-month leases, with shorter or longer terms potentially available depending on unit availability. Reach out to the leasing office to discuss which term works best for you.

At Bekrshire Coral Gables, most applications are reviewed within 24 to 48 business hours. Once approved, our team will reach out to walk you through the next steps, including move-in details and signing your lease agreement.

Yes, we do accept qualified co-signers on a case-by-case basis. A co-signer must meet the income and credit qualifications and will be equally responsible for the terms of the lease agreement. Contact our team to learn more about co-signer requirements.

Applicants typically need to provide a valid government-issued photo ID, proof of income (such as recent pay stubs or an offer letter), and authorization to run a credit and background check. Additional documentation may be requested depending on your situation. Please contact the leasing office to confirm requirements.

No minimum credit score is required at Berkshire Coral Gables. Approval considers income, rental history, debt-to-income ratio, and background checks. 

Residents at Berkshire Coral Gables must have a gross monthly income of 2.5x the base rent. For residents with multiple leaseholders, combined income is accepted. Contact our leasing office for more information on income requirements at our community. 

Pricing & Fees

Monthly rental rates vary by floor plan, floor level, and unit availability. We encourage you to browse our available floor plans or contact our leasing office for current pricing, as rates are updated regularly to reflect availability and market conditions.

At move-in, residents are typically responsible for a security deposit, the first month's rent, and any applicable administrative fees. Our leasing team at Berkshire Coral Gables will provide a detailed breakdown of all charges before you sign your lease.

Water and sewer are included in your monthly rent. Residents are responsible for setting up and paying for electricity and internet service directly through the applicable providers.

We have an early lease termination clause in every lease agreement.  Simply give the office a written 60-day notice to vacate and pay a lease termination fee equal to two-months' rent.  Any concessions received for your current lease agreement will also be required to be paid back. Contact our leasing team if you are considering ending your lease early.

Rent is paid online through the resident portal, which redirects to the BILT payment system.

Pets

Absolutely. We love pets here. Berkshire Coral Gables welcomes up to two pets per apartment home and even offers a dedicated dog park and an on-site pet spa and grooming lounge for your furry family members. Visit our Pet Friendly page for more information. 

Yes, certain breeds are generally not permitted. Restricted breeds include Akita, American Staffordshire Terrier and Bull Terrier (aka Pit Bulls), Presa Canario, Chow Chow, Doberman Pinscher, German Shepherd, Great Dane, all Husky and Malamute breeds, Rottweiler, wolf/restricted breed mixes. Service animals are generally exempt from breed restrictions. All animals must be approved by management, and lease holders must complete a Pet Screening Profile.

Residents are permitted to have up to two pets per home. All pets must be registered with the leasing office at the time of move-in or upon adoption during your tenancy.

There is a one-time pet deposit of $500 per pet, plus a monthly pet rent of $20 per pet. These fees are in addition to your base rent and are subject to change. Please confirm current fees with the leasing office at the time of your application.

Yes. All lease holders and applicable occupants with pets are required to complete a Pet Screening Profile prior to or at the time of move-in. Management must also approve all animals before they can reside in the community. Residents with service or emotional support animals must upload required documentation for approval. Please ask our leasing team about the screening process and how to get started.

Parking

Our community features a multi-level parking garage with controlled access to each floor. Parking is available for residents, and the garage also includes electric vehicle charging stations.

Parking fees and inclusions vary by unit and lease type. Some floor plans may include parking, while others may require an additional monthly charge. We recommend confirming the parking arrangement for your specific unit with the leasing team before signing.

Additional parking spaces may be available for lease depending on current availability. Please speak with our leasing office to inquire about multiple space reservations and associated costs.

Guest parking is available on the first floor of the garage. If you are expecting frequent visitors, we recommend asking the leasing team about guest parking policies and any time restrictions that may apply.

Yes. Berkshire Coral Gables has electric vehicle charging stations available within the parking garage. Please contact the leasing office to learn more about access, availability, and any associated costs.

We offer a variety of community and apartment amenities, including a heated swimming pool, 24/7 fitness center, dog park, stainless steel appliances, private patios/balconies, and ample closet space. 

Berkshire Coral Gables is located at 3880 Bird Rd Miami, FL 33146. With convenient access to downtown Miami, Coconut Grove, Universiry of Miami, and the Bapist Hospital, you will find everything you need within steps of your new home.
